What we do
Extraction is the one part of a water loss where raw speed changes the outcome. Every hour that free water sits, it moves. It travels along the top plate, down the stud bay, under the tack strip, through the transition into the next room, and into the slab. A loss that is contained to one room at hour one is frequently a three room loss by hour eight. The work of extraction is a race against how far the water can spread, and the equipment we bring determines how fast we can run it.
The source tells us how much water to expect before we get there. A supply line under a sink runs at household pressure and keeps running until somebody closes a valve, so those losses are large and they are usually discovered hours later. A water heater failure dumps forty to eighty gallons at once and then stops. A second floor washing machine hose puts water into a ceiling assembly, which means the loss is on two levels before anyone sees it. A roof leak during a December storm is intermittent and has usually been going far longer than the stain suggests. We ask on the phone because it changes what comes off the truck.
There is a real difference between vacuuming water and extracting it. A wet vacuum lifts what is on the surface. A truck-mounted extraction unit pulls a deep vacuum through the carpet and the pad and keeps pulling until the material stops giving water back. On hard surfaces, weighted extraction tools use body weight to force water out of seams and out from under the tile line. On a saturated carpet the difference between the two methods is measured in gallons per hundred square feet, and every gallon we lift mechanically is a gallon the dehumidifiers do not have to pull out of the air over the following days.
Mechanical removal is also the cheapest part of the job. Pulling water with a pump and a vacuum takes minutes. Pulling the same water out through evaporation takes days of equipment, power, and monitoring visits. That is why we extract, wait, and extract again rather than declaring the floor done on the first pass. Materials release water slowly, and the second pass on a soaked pad routinely brings up more than people expect.
Before any of it starts we deal with safety, because standing water in an occupied building is an electrical question first. If water is near outlets, cords, a panel, or a submerged appliance, we kill power to the affected circuits before anyone steps in. If the water is contaminated, we set up entry and exit control and the crew works in the appropriate protection. This is not procedure for its own sake. Grossly contaminated water in a house is a health event, and the first ten minutes decide whether it stays confined to the room it is in.
We also find out where the water actually is, not just where you can see it. Free water is the visible portion. Bound water inside the drywall, the insulation, the subfloor, and the framing is what turns a one day job into a one week job. We take readings before we start extracting so there is a baseline, and we take them again afterward so we know how much the extraction actually accomplished. Those two numbers are the honest way to decide how much drying equipment the building needs.
Certain materials are worth extracting hard and certain materials are not. Carpet and pad usually respond well. Engineered wood over a slab rarely does. Wet insulation inside a wall cavity holds water indefinitely and will not release it to a fan at any speed. We tell you which is which on the first visit, with the readings in front of you, so the decision about what stays and what has to come out gets made with information instead of guesswork. Anything that has to leave the structure is a separate trade, and we say so up front.
Extraction is where a loss either gets contained or gets away from you. Water that reaches an interior wall cavity travels the length of that cavity. Water that reaches a stairwell finds the floor below. Water on a slab moves toward the lowest point in the pour, which is almost never where the leak was. We chase it in the direction the building sends it, not the direction it looks like it went, and thermal imaging is how we tell the difference.
The initial inspection costs nothing. A technician comes out, reads the building, tells you how far the water traveled, and gives you a scope before you agree to anything. If what you have is fifteen gallons on a sealed tile floor and a fan will finish it, that is what we will tell you. The jobs worth having are the ones where the readings say the building needs help.

Questions people ask
Can I just rent a wet vacuum and do this myself?
You can, for a small clean water spill on a hard floor that you caught in the first few minutes. What a rental unit cannot do is pull water out of pad, out of a wall cavity, or out of a seam, and it cannot tell you what is still wet. The losses that go bad are almost always the ones where the surface got dried and the structure did not.
How much water has to be there before it is worth calling?
Volume matters less than what the water touched and how long it has been sitting. Ten gallons that ran under a wall into a carpeted bedroom is a bigger problem than a hundred gallons on sealed concrete in a garage. If water reached carpet, cabinetry, drywall, or a wood floor, it is worth a free inspection.
Do you extract sewage and other contaminated water?
