What we do
Mold is a moisture problem wearing a costume. It does not arrive on its own and it does not spread without water, which means every honest remediation starts by finding and stopping the water source. Cleaning growth off a surface while the leak behind it is still running is cosmetic work that will be undone within a month. The first question a technician asks you should not be how much surface area you can see. It should be where the water is coming from.
California sets no state remediation license for mold work, which is exactly why this corner of the market has the reputation it has. Anyone can print the word on a truck. What the state does not set, the standards do, and the credential that matters is the IICRC applied microbial remediation certification, which our technicians hold. It covers containment, air handling, cleaning method, and the verification step at the end, and it is the difference between a remediation and a wipe down.
The California Department of Public Health takes a clear position on testing that most companies do not repeat, because repeating it costs them an upsell. CDPH does not recommend routine air sampling for a homeowner, because there is no health-based standard to compare a result against and a spore count does not tell you what to do differently. Visible growth and a moisture source are enough to act on. If you want or need third-party testing, for a claim, a real estate transaction, or a medical reason, the right move is an independent hygienist who does not also sell the cleanup. Containment goes up before anything is touched. Disturbed growth releases spores, and a bedroom problem becomes a whole-house problem the moment somebody starts scrubbing without a barrier. We seal the work area with poly, run a negative air machine under HEPA filtration so air flows into the containment rather than out of it, and set entry and exit control for the crew. On larger jobs that means a decontamination chamber at the opening.
The cleaning itself is mechanical before it is chemical. HEPA vacuuming lifts settled spores off surfaces, detail cleaning takes out what has adhered to them, and a second HEPA pass catches whatever the first one disturbed. Antimicrobial treatment goes on afterward, on surfaces that have already been cleaned, because a biocide sprayed onto a dirty surface is theater. Dead spores still cause the same reactions in the people who react to them, which is why removal comes first and treatment second.
Porous material that has grown through rather than grown on cannot be cleaned back to a sound condition, and pretending otherwise is the most common failure in this trade. Where that is the case we identify it, document it, and tell you plainly. Taking material out of the structure is a separate trade with its own state credential, and we say so on the first visit so the sequence can be lined up rather than stalled.
Then the moisture problem gets solved for real. Drying equipment goes in, the affected assembly gets read every day, and the job is not finished until the material reads at the dry standard taken from an unaffected part of the same building. Remediation that ends with the moisture still present is a callback waiting to happen, which is why our mold work and our structural drying work are the same job with the same log.
You get documentation. Photographs of the growth as found, the moisture readings that explain it, the containment setup, the cleaning steps performed, and the final readings. If a third party is doing post-remediation verification, that record is what they will ask for. If you sell the house in three years, it is what the buyer will ask for.
Attics and crawl spaces produce a particular version of this call, because nobody goes in them and moisture sits undetected for whole seasons. In the Valley the usual causes are a roof penetration that leaks only in a driving rain, a bathroom exhaust fan vented into the attic instead of through the roof, and condensation on ductwork where the insulation has slipped. Those are cheap problems while they are small and expensive ones once the sheathing is involved. If you are up there for any reason and you see staining or you smell earth, that is worth a free inspection.
There are four questions worth asking any company that quotes you mold work, and the answers tell you most of what you need to know. Where is the water coming from, and what did you measure. What is the containment plan, and will the work area be under negative air. What is being cleaned, what is being taken out, and who does the part you are not going to do. And who verifies the result, and do they have a financial interest in the outcome. A company that cannot answer those four without hedging is selling you something other than remediation.

A patch of surface growth on bathroom grout in a house with a weak exhaust fan is a ventilation issue and a bottle of cleaner, not a four figure remediation. Sending a technician out to say that costs you nothing, and we would rather be the company you call about the real one later.

Do you test for mold?

How much does mold remediation cost?
Cost follows the affected square footage, how many rooms have to be contained, and how much drying the assembly needs. Anyone quoting you a number over the phone is quoting a room they have not seen. The inspection is free, the scope is written, and you see the readings it came from.
Is the mold in my house dangerous?
Whether growth in a specific house is harming a specific person is a medical question and a doctor answers it, not a restoration company. What we can tell you is that indoor growth should not be there, that it means water is present or was present, and that disturbing it without containment spreads it. Every color of growth gets handled the same way in the field.
How long does remediation take?
A single contained room usually runs two to four days including the drying. Larger areas, multiple rooms, or an assembly that has to be opened up run longer. The drying is often the long pole rather than the cleaning, because the material sets that pace and the crew does not.
Will my insurance pay for mold?
Mold coverage varies enormously by policy, and many carriers cap it or exclude it where the water was long-term. That determination belongs to your carrier. Our part is documenting the loss, preparing an estimate for our own scope, and billing the carrier directly for our services where the claim allows it.
