Everything looks finished and the room still smells. Odor is residue that is still in the building, so we find the source and take it out before anything gets treated.

What we do


Odor is not a fragrance problem and it does not respond to fragrance solutions. What you are smelling is a physical substance that is still present, in a material, in a cavity, in a duct, or in the contents. Every effective deodorization starts by locating and removing that substance. Everything after that is finishing work, and no amount of finishing work fixes a source that is still there.

The most common sources we get called for are smoke residue after a fire, protein residue after a kitchen fire, sewage residue after a backup, microbial growth from long-term moisture, and organic contamination from a pet, a spoiled refrigerator after a power outage, or a death in the home. Each one produces a different odor at a different intensity in a different set of materials, and each one has its own removal sequence.

Finding the source is the part most people skip. Odor migrates, which means the room where you smell it is frequently not the room producing it. Residue rides the air conditioning into rooms that were never involved. It settles on the top surfaces nobody wipes. It gets into attic insulation and under the bottom plate. We work backwards from intensity, room by room, and use containment to isolate and confirm which area is actually the source.

Then the source comes out. Cleaning takes off what is on the surface and inside the porous top layer. HEPA vacuuming lifts settled particulate. Contents that hold odor go through their own cleaning process, and our contents page covers that. Ductwork frequently needs attention, because a system that has circulated smoke will re-odorize a clean house every time it runs.

Only then does treatment start, and the equipment is matched to the situation. Hydroxyl generators produce a radical that oxidizes odor molecules and can run in an occupied space, which makes them the right tool where people are still living in the building. Ozone is stronger, works faster on severe residue, and cannot be used with people, pets, or plants present, so it runs on an unoccupied structure with a controlled airing period afterward. Thermal fogging pairs a deodorant with heat to follow the same path the smoke followed, which reaches cavities a surface application cannot.

Odor work has a rhythm people find frustrating until it is explained. The smell usually drops sharply once the source is taken out, then plateaus, then drops again after treatment, then seems to return on the first warm day. That last part is real and it is physics rather than failure. Heat and humidity increase off-gassing, so residue that was quiet at sixty five degrees announces itself at ninety. This is why we verify after a closed twenty four hour period rather than at the end of the work day, and why a summer verification tells you more than a winter one.

Sealing is the last resort, not the first move. Where a source material cannot be fully cleaned, an encapsulating sealer stops the remaining residue from off-gassing. It is a legitimate technique and it is also the technique that gets abused, because sealing over a source that could have been taken out produces a house that smells fine for four months. We use it where the alternative is taking apart building assemblies, and we tell you which situation you are in.

Soft goods carry more odor than the structure does in most houses, and they are the reason a professionally cleaned room can still smell. Upholstery, mattresses, drapery, rugs, and the clothes hanging in a closet all absorb, and none of them release to an air treatment running in the room. Those items need their own cleaning process or they need to leave, and the honest answer on a few of them is that replacement costs less than cleaning. We inventory and tell you which is which rather than treating the room around them and hoping.

We verify by absence and by time. A treated space is closed up, left alone, and re-entered with a clean nose, because working in an odor all day destroys your ability to judge it. If the smell is back after twenty four hours in a closed room, the source was not fully taken out, and we go back to step one rather than running the machine longer.

There are two things we will not do on an odor call. We will not spray a masking agent over a source we have not located, because that sells you four weeks and a second phone call. And we will not run ozone in a building with people or pets in it, at any concentration, for any duration, regardless of how much faster it would finish the job. Those are the two shortcuts that make this service look easy, and they are the two reasons second opinion calls exist.

Questions people ask


Will ozone damage anything in my house?

Ozone is an aggressive oxidizer, which is exactly why it works and exactly why it has rules. It cannot run with people, pets, or plants present, it can degrade rubber and some elastics over long exposure, and the space needs a controlled airing period before anyone moves back in. For an occupied home we use hydroxyl instead.

Why did the smell come back after somebody else treated it?

A smell that returns means the source is still in the building. Treatment neutralizes what is airborne and on surfaces at the time it runs, and if residue is still sitting inside a wall cavity, in the ductwork, or in the contents, it starts off-gassing again as soon as the machine goes off. Second opinion calls are a normal part of this service.

Can you get cigarette smoke out of a house?

Long-term smoke residue is one of the harder odors, because it has had years to penetrate everything porous including the wall surfaces themselves. It usually takes a full cleaning of surfaces and contents, duct attention, thermal fogging, and in some rooms an encapsulating sealer. It is achievable and it is not a one afternoon job.

How long before the house is usable again?

Occupied treatments with hydroxyl run alongside normal life, so there is no move-out. Ozone requires the structure to be empty for the treatment and the airing period, which is usually one to two days. The source work in front of either one is what sets the total, and we give you that number after the assessment.

Do you handle odor from a death or a biohazard situation?

We handle the cleaning and deodorization portion of those calls. They are treated as Category 3 contamination with full containment, protective equipment, and disposal of porous contents, and they are handled with the discretion the situation deserves.
