Porter Ranch is the youngest housing in our first wave, with a median build year around 1982 and a good deal of stock considerably newer than that. It also carries the highest ownership rate we cover, roughly seventy six percent, with home values in the range of $1.09 million to $1.28 million. Those three facts together describe the job here. There is significant value exposed, the owner is the decision maker, and the failures are not the ones that show up in 1950s construction.
Newer homes do not have aging galvanized supply lines. What they have instead is a longer list of appliances and fixtures that fail on their own schedule. Refrigerator ice maker lines run through cabinetry and behind a heavy appliance nobody moves. Washing machine supply hoses fail at the crimp. Water heaters in second floor closets or upstairs utility rooms put an entire tank into a ceiling. Pressure regulating valves fail and let street pressure into a system not designed for it. Multi-story floor plans mean almost any of those becomes a two-level loss before it is discovered.
In August 2025 an LADWP main break left Porter Ranch and Granada Hills without water for days under a boil-water notice. Pressure events like that are hard on plumbing systems, and failures that follow one show up over the weeks afterward rather than immediately. If your water problem started in the period after that outage, it is worth mentioning when you call, because it changes where we look first.
The other water source here has nothing to do with plumbing. Porter Ranch sits against the hills, and hillside lots move a great deal of storm water in a short time. Area drains silt up, slopes above a property shed water toward a foundation, and heavy rain finds a garage, a lower level, or a light well. Storm intrusion is a drainage problem upstream and a mitigation problem downstream, and telling an owner which one they have is the single most useful thing that happens on a first visit.
Fire is part of the picture here too. Porter Ranch sits at the northern edge of the Valley against open hillside, and the community has been under evacuation orders during recent fire seasons. The losses that follow are frequently not burned houses. They are standing houses that took smoke and ash in through the envelope, and that residue settles into attic insulation, ductwork, and closets where surface cleaning never reaches it. Newer construction is tighter than 1950s stock, which helps, but a tight house with a running air handler still distributes whatever got in.
Large homes change the drying math in a way people do not expect. More square footage means more equipment, more circuits, and more power draw, and the sequence matters if you would like the family to stay in the house. We plan containment so drying concentrates where the water actually is rather than conditioning an entire floor plan, we spread equipment across circuits, and we tell you which ones are loaded. That is the difference between a manageable week and a house full of noise.
Higher value properties also tend to carry finishes that punish a wrong first move. Engineered wood over a slab. Stone with a sensitive sealer. Custom cabinetry with a veneer that delaminates once it wicks. Questions people ask
My house is only twenty years old. How do I have water damage?
Newer homes fail differently rather than less. Supply hoses, ice maker lines, water heaters, and pressure regulating valves all have service lives measured in years, and a multi-story floor plan means any of them can put water into two levels before anyone notices. The age of the house changes the list of suspects, not the risk.
The rain got into my garage and lower level. Is that a restoration job?
The mitigation is a restoration job. The cause is a drainage job. Extraction, drying, and documentation work the same way whether water came from a pipe or a slope, but what stops it happening again is grading, drains, and waterproofing, which is a different trade. We will tell you clearly which part is which.
Will you have to run equipment through the whole house?
Not if the readings do not call for it. Containment concentrates drying where the water actually is, which shortens the job and lowers the power draw. On larger floor plans we also spread equipment across circuits and tell you which ones are loaded, because a breaker tripping overnight costs a full day of progress.
Do you protect finishes while you dry?
That is part of the plan rather than an afterthought. Engineered wood over slab, stone with a sensitive sealer, and veneered cabinetry all react badly to the wrong airflow. We identify what is at risk on the first visit and design around it, and we tell you honestly when a finish is unlikely to come through.
