Water, Fire and Mold Damage Restoration in Sylmar
Our shop is on Gladstone Avenue, which means the Sylmar calls are the short ones. Extraction equipment is minutes away rather than a freeway away.

On the ground here
Sylmar is where we are based. The shop sits on Gladstone Avenue between Foothill and the 210, so a call from Sylmar does not start with a drive across the Valley. That matters more here than the marketing usually admits, because the difference between a crew arriving in fifteen minutes and a crew arriving in fifty is often the difference between one wet room and three.
The housing stock tells you what kind of losses to expect. The median Sylmar home was finished around 1957, which puts most of the neighborhood into the era of copper supply lines run through or under concrete slabs. Sixty eight years of Valley water chemistry does things to copper. Pinhole leaks under a slab do not announce themselves. They warm one patch of floor, they raise a water bill, and they saturate the subgrade for weeks before anybody notices that a baseboard has gone soft. When we get a Sylmar water call with no findable source, that is where we look first.
Then there is fire. In November 2008 the Sayre Fire burned more than eleven thousand acres and destroyed over six hundred structures, including four hundred and eighty of the six hundred mobile homes at Oakridge, which at the time was the worst loss of homes in the history of the City of Los Angeles. The Saddleridge Fire came through the same foothills in 2019. Sylmar residents do not need the fire risk explained to them. The part that gets under-discussed is what happens to the houses that survive. Ash and smoke residue in a standing home is a real loss, and it is the one insurers argue about.
The burn scars above the foothills are also why water shows up here without any plumbing failure at all. Slopes stripped of vegetation shed water and sediment instead of absorbing them, so a heavy rain sends debris flow down into neighborhoods that were dry the previous winter. In December 2025 an atmospheric river put six counties under a state of emergency and closed the 5 Freeway in Sun Valley, about eight miles from our shop. Storm-driven intrusion in Sylmar is not an unusual call. It is a seasonal one.
Sylmar also carries a significant amount of manufactured and mobile housing, which behaves differently in a water loss than stick-built construction does. Floors are typically a thinner assembly over a steel chassis, insulation sits in a belly wrap underneath that traps water instead of letting it drain, and wall cavities are shallower and frequently use paneling rather than drywall. A leak that would spread sideways in a conventional house will often go straight down and sit. Drying those assemblies takes a different setup and a different set of readings, and the belly is the first place we check rather than the last.
Around sixty eight percent of Sylmar households own their homes, and that shapes how these calls go. An owner is making a decision about their own property with their own deductible, and what they want is not a pitch. They want to know how bad it is, what it will take, and what happens to the part we do not do. People get the readings and the scope in writing on the first visit, and the initial inspection is free.
Roughly seventy three percent of Sylmar is Hispanic, and we work in English and Spanish because that is what the neighborhood actually needs rather than because it looks good in a footer. Every page on this site has a Spanish version. Dispatch takes calls in either language at any hour.
The services used most here are emergency water extraction and structural drying, mold remediation when a slab leak has been quiet for a season, and fire and smoke cleanup including wildfire ash in standing homes. Sewage backups turn up in the older blocks where the laterals are as old as the houses. Whatever the loss, the first visit is the same. We find the extent, we grade it, we write it down, and we name the part that belongs to another trade.
- Our dispatch is on Gladstone Avenue, between Foothill Boulevard and the 210.
- Median Sylmar home built around 1957, squarely in the copper-in-slab failure window.
- The 2008 Sayre Fire burned 11,262 acres and destroyed more than 600 structures, including 480 of the 600 mobile homes at Oakridge.
- The 2019 Saddleridge Fire came through the same foothills above the neighborhood.
- Burn scar slopes above Sylmar produce debris flow in heavy rain, most recently during the December 2025 atmospheric river that closed the 5 in Sun Valley.
- About 68 percent owner-occupied and roughly 73 percent Hispanic, so bilingual dispatch is a working requirement here.

What we do
- Water Damage RestorationA pipe let go overnight and the floor is already soft. Call, and a crew rolls from our Sylmar base, extraction starts on that first visit, and you have moisture readings in writing before we leave.
- Emergency Water ExtractionWater is standing in the house right now. Call and a crew rolls with extraction units, and the goal is to have the free water off your floor before the drying equipment even comes off the truck.
- Structural DryingThe carpet feels dry and the wall behind it is still holding water. Drying is finished when the meter says so, and we hand you the readings that prove it.
- Mold RemediationSomebody quoted you a number before they looked behind the wall. We inspect first, show you the moisture readings, and write the scope from what is actually there.
- Fire and Smoke Damage CleanupThe fire is out and the first wipe is the one that costs money. Soot smears into finishes permanently, so we document, test the surface, then clean in the right order.
- Wildfire Smoke, Ash and Soot CleanupThe house survived and the inside did not. Wildfire ash carries whatever the fire burned, so it gets tested before it gets disturbed and cleaned under filtration rather than wiped.
- Sewage CleanupA line backed up into the house and the priority is not the smell. Category 3 water is a health hazard, so we contain it, extract it, and disinfect what stays.
- Odor RemovalEverything looks finished and the room still smells. Odor is residue that is still in the building, so we find the source and take it out before anything gets treated.
- Contents Pack-Out and Pack-BackThe room has to be cleared before it can be cleaned, and what is in it is yours. Everything gets inventoried and photographed before a single box gets taped.
Questions people ask
Are you actually based in Sylmar?
We are. The shop is on Gladstone Avenue, which is why Sylmar calls get the shortest response of anywhere we cover. Plenty of companies that rank for Sylmar dispatch from elsewhere in the Valley or further out. Ours is a few minutes of surface streets.
My floor is warm in one spot and the water bill jumped. What is that?
A warm patch of floor alongside a rising water bill is the classic signature of a hot water supply line leaking under the slab, and in 1950s Sylmar construction it is common. Finding it is a moisture and thermal problem before it is a plumbing problem. We locate the wet area and document the extent, a plumber addresses the line, and then the drying starts.
My house survived the fire but it still smells. Is that covered?
A standing home carrying smoke and ash residue is a real loss, and coverage is your carrier's determination rather than ours. What we can tell you is that documentation created before any cleanup is what those claims turn on. Photograph everything, keep receipts, and get a written scope. Our wildfire cleanup page covers what the work involves.
Do you take calls in Spanish?
Yes, at any hour. Dispatch is bilingual, our technicians speak Spanish on the job, and this whole site has a Spanish version. In a neighborhood that is roughly three quarters Hispanic that is a basic requirement rather than a feature.
